Until recently, I owned a rental property in Jacksonville, Florida.
I did my best to keep the place in good condition.
Over the years, I replaced the roof, windows, water heater and HVAC system. I added a security system, exterior lighting and smoke alarms. I hired professionals to paint the interior and exterior and spent countless hours on the landscaping. Unfortunately, I ended up with tenants who did nothing but complain. They were not happy with the water pressure, appliances or bathroom fixtures. They wanted a dishwasher and a new washing machine. Whenever I would head over there to mow the lawn, there would be garbage littering the grass. Although there was a no pet policy, I was sure they were keeping at least two cats. They gradually started paying the rent later and later every month. Eventually, they stopped paying altogether. When I sent an eviction notice, the situation turned ugly. They were furious with me. I had to involve the local police. Once the tenants moved out and I got a look inside the rental property, I was shocked. They had punched holes in the drywall, broken windows and allowed mold to flourish. There were open containers of food, which drew in cockroaches and rats. The worst problem was that they poured cement down the drains. It was a deliberate act of retribution. Trying to repair the damage would have cost me a fortune. The house was not able to be lived in or sold in its condition. Since I was unwilling to go through the work, expense and hassle of restoring it, I decided to contact a cash home buyer. I found an online contact form that resulted in a cash offer from a local, Jacksonville company. They handled everything for me. It was a huge relief.
